Depending on your needs and requests, Radon, Fungus, Asbestos and lab results may append this package.
Many inspectors take an hour or less... My inspections usually take over 3 1/2 hours. I stay on site as long as my customers need me & I properly explain the findings. My job is to make you brilliant about the home! After the inspection, several more hours are spent preparing your professional report. In most cases, your report is sent in PDF format by email that same evening and the written report is available by 8am the next morning.
...Remember that the devil (and the risk) is in the details.
1. Take Your Time. In your offer, request 9-10 days for the inspection (this is negotiable - it is YOUR offer - just change the numbers). If needed, extend the times through an amendment to the purchase offer. I don't need this time, YOU DO! You should have time to evaluate all the findings for this major purchase. If questions arise about the foundation, furnace or electrical system that need quotations or further review...what will you do if the time is up? Get more time up front. Rushing increases your risk. Use this Buyers Checklist to reduce your risk.
2. Choose a Capable Inspector. Look for a well-educated and experienced inspector who communicates with you well and fulfills the NAHI Standards. Request sample reports & review them. Review a sample report from each home inspector you consider. Your Inspector must: 1. Be capable of finding things that are not obvious. 2. Correctly interpret the findings. 3. Communicate these findings effectively to you in a manner that is useful and that you understand. All 3 of these are required for a satisfactory inspection. Personally, I shoot for "Exemplary" performance rather than satisfactory performance.
3. Demand a Great Report. Review a sample report from each home inspector you consider. When the inspection is done, all you have is a report...so make it a great one. Beware of thick reports with "encyclopedia" type information - you are not designing homes, you are buying this one. You need lots of information about this house. Massive, thick reports usually don't say more than 100 words about your new home; they usually provide a lot of chicken scratch and encyclopedias are free at the library if you need one. Inspectors and their reports vary as much as homes do - in detail, cost and quality. Bad reports often cost the same as great ones (click here to see why)
4. Consider the True Cost of a Complete Inspection. The defects that I find, the repair strategies and suggestions that I provide, and the maintenance recommendations that I offer - typically pay for themselves many, many times over - immediately. Many inspectors charge similar or lower rates but the value and completeness of their work differs widely. The NAHI and ASHI standards do not require maintenance recommendations or repair estimates and few inspectors bother to do these because they lack the experience or because they take too much time. This is YOUR time and YOUR money and YOUR risk. The first missed item by a less-thorough inspection will likely cost you well-beyond the money that you saved with that lesser inspection. Please call me for a quotation. Inspections generally start at $335 for homes under 1800 square feet and increases gradually based on age, size and complexity. Separate plumbing, electrical, foundation and roof inspections are offered at fractional costs.
5. Connect to Past Services & Warranties. Ask about past repairs, appliances & service warranties. Some owners buy service contracts on the furnace and gas appliances - these can transfer. Ask about water leaks & corrections taken. Some waterproofing remedies come with long warranties if you know who to call. Ask the City Engineer's office if there are any past or open permits on the home. Ask the City Engineer for the permit history to learn who the contractors were and when repairs were done.
6. Don't be Misled through the VA & FHA Process. If financing VA / FHA, you will need an appraisal through FHA. This appraisal is NOT an inspection or even close to one. This Appraisal covers only 86 items to secure the loan. You will be advised to get a separate Home Inspection (HUD Advisory Form 92564CN). An FHA appraisal does not replace an inspection. (see HUD Inspection Form 92564VC )
As an Engineer, I designed and tested structures for safety and taught Material Application, Building Technique, Safety & Inspection. As an Inspector, I routinely find defects that builders, electricians and plumbers create. Many can get a builders license by taking a 1-day class but few inspectors have the foundation of advanced degrees and can teach this craft.
